The Supervisor, Tenant Services is responsible for the supervision, monitoring and on-going maintenance of the Landlord HVAC, plumbing and electrical components serving tenant spaces at Square One Shopping Centre. The incumbent will manage operating costs and assist the Energy and Technical Services Manager in the day to day operations. As a large retail property, this role involves the management of complex operations with all tenant utilities and HVAC supplied by the landlord. A strong focus on people management, team development, and tenant relationship management will be important aspects of success in this role.
As a member of this team, you will be responsible for:
- Managing operating costs through diligent planning and procurement. Reviewing supplier invoices for accuracy, ensuring timely approval, cost allocation, expense forecast, variance analysis, scheduling, and payroll.
- Ensuring all HVAC equipment serving tenant spaces operates at maximum efficiency by implementing clear and concise operating procedures. Through Angus, plan, organize and administer the preventative maintenance program by assigning tasks and ensuring of work order timely completion.
- Analyzing and administering utility consumption by ensuring timely monitoring of tenant & building systems consumption, investigating discrepancies, and coordinating the implementation of sustainable operating practices.
- Managing staff within area of responsibility by fostering and maintaining positive labour relations, providing regular feedback, and assisting with training needs.
- Increasing customer satisfaction by building and maintaining strong relationships with our tenants through timely follow-up on occupant concerns.
- Assisting Energy and Technical Services Manager, supervise Plant Operations when necessary.
- Respond to emergencies and coordinate equipment repairs when required.
To succeed in this role, you have:
- A post secondary education with a Building Environmental Systems (BES) Certification or equivalent.
- FMA Designation or equivalent is preferred.
- 3 - 5 years of supervisory experience of operations in a large commercial environment with involvement in assisting in the engagement of consultants, suppliers in energy management projects, retrofits, and equipment commissioning.
- 5+ years of experience with a unionized workforce would be an asset.
- Strong people skills, computer skills and problem-solving skills, along with the ability to prioritize tasks and achieve departmental goals under minimal supervision are important for success in this role.
- Working knowledge of Angus Preventative Maintenance Software and Siemens Building Automation/Energy Management Software are all assets for this position.
