POSITION OBJECTIVE:
Perform skilled mechanical maintenance duties in the inspection, repair, installation and alteration of heating, ventilation, air conditioning and refrigeration systems and related equipment and facilities; perform preventive maintenance and routine servicing of equipment.
DUTIES & RESPONSIBILITIES:
The duties listed are not meant to provide a description of each and every job performed but only those which represent the core functions of the job.
· Inspect, repair, modify and install HVAC equipment including but not limited to refrigeration and air conditioning compressors, receivers, condensers, chillers, water cooling towers, forced air converter units, pumps, automatic and hand valves, expansion valves and capillary tubes.
· Troubleshoots malfunctioning heating, air conditioning and refrigeration systems to determine the cause of the malfunction.
· Conduct regular preventive maintenance inspections of refrigeration units, isolated heating and ventilating units, including oilers, gas and electrically operated air-conditioning equipment and make necessary adjustments or repairs, service, and repair evaporative coolers.
· Repair or replace defective parts in units and equipment and their controls.
· Operate a variety of hand and power tools, welder torch, vacuum pump, test equipment utilized in the trade and a motor vehicle; maintain equipment in effective and safe working condition; maintain parts and tool inventory.
· Repair and rebuild reciprocating compressors, compressors for centrifugal refrigeration machines, fans, motors, thermostats, fuses, filters, bearings, valves, controls, gaskets, and other equipment as necessary.
· Repair wiring and electronic components associated with automated building management systems.
· Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors, and wiring systems as needed; connect motors to control panels.
· Test and examine boiler operations, observing meter and pressure gauges; conduct boiler water quality test and treatment; adjust boiler burner combustion.
· Install and calibrate systems; install copper tubing and repair pipes and tubing as necessary; test joints and insulate pipes of refrigeration and air conditioning systems; flush boilers, descale tubing; rebuild pressure and temperature safety valves and water pumps.
· Maintain related records concerning time, labour, and materials; maintain log of tasks performed and write reports as required.
· Perform all other duties as assigned.
Supervision:
· Provide indirect supervision to maintenance helpers, contractors and caretakers as required.
Qualifications:
· Ontario Secondary School Diploma, GED or equivalent.
· Refrigeration & Air Conditioning Mechanic 313A License/ G-1 Gas Fitter License.
· Red Seal Skilled Trades License 313A, Gas fitter 1 license, Ozone Depletion Prevention Certified.
· A valid Class “D” Ontario Driver’s License with “Z” endorsement.
· Five (5) years’ experience in providing service to commercial refrigeration systems, including installing, servicing, repairing, and replacing parts; participating in preventative maintenance schedules; and performing minor calibrations. Perform system checks, system troubleshooting, and refrigerant recovery.
· Excellent interpersonal skills and capable of working in a team environment, with the ability to also work independently.
· Standard practices of the HVAC and refrigeration trade.
· Welding and soldering techniques.
· Working knowledge of The Occupational Health & Safety Act as they relate to maintenance and construction activities, arc blast, Personal Protective Equipment (PPE), confined space entry, fall arrest etc.
· Knowledge of Fire & Building Codes.
· Valid Standard First Aid/CPR “C” Certification – as recognized through WSIB.
· Knowledge of computers and applicable software similar to that utilized by the Corporation.
· Experience in Building Automated System Control and plumbing would be an asset.
· Flexibility/availability to work scheduled overtime and/or respond to afterhours/weekend emergencies as required.
